It's not a bad idea to list some of these guys on your site. IT makes you look like the go to source for the area.
Make sure the people are high caliber because everytime you refer someone it's your rep on the line too. I've referred a contractor once who failed to do a good job and the client got mad at me.
By getting to know all the trades in your area, the agent is providing an additional service to his clients, which can only result in additional referrals.
I found it so difficult to find decent repair people. I thought it would be easier as the market has slowed down but that hasnt seemed to be the case.
I think Excel works out pretty well if you're comfortable with it. You can always then even import email addresses for example into Outlook.
Sometimes yes there are a lot of "fly by night" types, but usually you can find some that are around for the long haul and not too busy for you.
So, I started a list of service providers. Anyone have a good method of orgainization for these contacts? Outlook? Excel Spreadsheet? Other software/ideas?

Know Thy Repair People in Your Area
Many real estate agents don’t really reckon about getting to know the home improvement service providers and the different contractors available in their area. While it’s not critical, it can help make your life and job as a real estate agent considerably simpler.
Let’s say you are representing the seller of a house in Atlanta, Georgia. It’s the beginning of summer just when it starts getting really hot, and the air conditioner stops working. Your client absolutely should be the one to choose the Atlanta air conditioning service provider – but knowing which ones are “best” and recommending a list for your client to choose from can make a huge difference in whether the air conditioner once fixed stays fixed or if when the house goes under contract you get into a contact dispute about home inspection issues. It can also make the difference in turn around time, and the overall expense of the air conditioner.
There are other reasons why it pays off to get to know the service providers and contractors in your area – networking is a wonderful thing. Let’s say Suzy Seller is thinking of selling her house in a few months. Before she wants to sell she calls up a landscaper to help her get her yard ready for buyers. That landscaper, if you’re friends with him/her (yes, there are female landscapers!), could introduce you to Suzy Seller.
Take some time to get to know the different contractors in your area. Start checking out online, see if any of them have a blog or website or are even lurking somewhere on Twitter. You can also go the “ancient fashioned” route of networking meetings or even choose to place together a directory and offer them an advertising spot in it.
