Also make sure the home inspector does not use scare tactics when dong the inspection. This another way to lessen the liability.

Thanks for clarifying that Geoff - not being in California I wasn't aware of that, and it's certainly something I'm sure a lot of people would also not know about!

You point out the pet peeve about requesting "licensed professionals". Many people in California assume that property inspectors are licensed. In fact, California real estate inspectors are not licensed. The most reliable inspectors are merely "certified" by the California Real Estate Inspectors Association (CREIA). The CREIA certification shows that the inspector has taken a minimum number of courses dealing with building construction and maintenance. Non-certified inspectors tend to have very little experience. There is no barrier to entry to becoming a home inspector.

I'm a home inspector, and I think this is a great list. I agree with everything you have to say, except for #7... kind of. I think you're right to say that the agent should stay out of the way, but go ahead and follow along if you're interested. Liability comes from wrongdoing, such as downplaying a potentially serious issue with a house. I've seen it happen many times.

The housing market is now on the way up, slowly...so we can now use these tips to sell property. The only down side is that the profit isn't in the houses as it was 2 years ago.
