		<description>My five reasons are all centered around my knowledge of how the MLS data interacts with the web. Almost 85% to 90% of people start their home search online these days. They may find a home at one of my sites or one of the hundred other sites that pull the data from the MLS. Becuase of my extensive experience in working with my own site, I understand how the data is supposed to be loaded, and formatted so that it displays as professionally as possible on any given IDX compliant site. For instance, 
1. PHOTOS - I know the exact dimensions and file you can load a photo up so that it doesn&#039;t become distorted or grainy. Almost all research shows that people select a home to see based on the photos. Make sure that are loaded correctly.
2. Ad Copy - I write the description to catch the attention of the casual web surfer who may only give your home seconds of consideration.  
3. Photos - Wait, didn&#039;t I already say photos. Well, yes, but in addtion to knowing the correct file sizes, I also use a professional photographer. Again, photos are the most important aspect of marketing the property.
4. Better Data - As the owner of a site that generates over 1500 users a day, I know that homes that have the correct taxes, schools, sun exposure, and little things like that are more likely to be shown. So many listings just load the room count, the price and a couple of poor photos and as a result, no one goes to see them. 
5. Pay per click ads for your neighborhood. I will run an ad that displays when someone types in the name of your neighborhood. That ad then takes the user directly to the home on my site where of course, the photos, data and description are all correct and professional.</description>
