Why Should I Hire You?

If you’re going on a listing appointment, your potential clients are going to be curious as to what you can offer them and if you are truly worthy of the commission price.

Today I have a simple exercise for you: List 5 reasons why I should hire you in the comments below.

Next week I’ll share some of the best reasons in a future post.

    You should hire me because:

    1. I am the only listing agent in the Myrtle Beach/Grand Strand area that offers narrated video tours of my listings.

    2. I am the only listing agent in the Myrtle Beach/Grand Strand area that offers a completely online-based advertising campaign. And I have a background in web design and marketing, which means more bang for my buck (and your time).

    3. I am the only listing agent in the area that is present for at least 90% of the showings of my listings. Unlike most agents, who put the lockbox on and hope for the best, I actually go to the showings and help the prospective buyers to see why they should buy your listing instead of the one up the road (or next door).

    4. My listings typically sell for around 95-97% of the listing price, which is dramatically better than the area’s average.

    5. I don’t just list your home, I sell your home.

    My five reasons are all centered around my knowledge of how the MLS data interacts with the web. Almost 85% to 90% of people start their home search online these days. They may find a home at one of my sites or one of the hundred other sites that pull the data from the MLS. Becuase of my extensive experience in working with my own site, I understand how the data is supposed to be loaded, and formatted so that it displays as professionally as possible on any given IDX compliant site. For instance,
    1. PHOTOS – I know the exact dimensions and file you can load a photo up so that it doesn’t become distorted or grainy. Almost all research shows that people select a home to see based on the photos. Make sure that are loaded correctly.
    2. Ad Copy – I write the description to catch the attention of the casual web surfer who may only give your home seconds of consideration.
    3. Photos – Wait, didn’t I already say photos. Well, yes, but in addtion to knowing the correct file sizes, I also use a professional photographer. Again, photos are the most important aspect of marketing the property.
    4. Better Data – As the owner of a site that generates over 1500 users a day, I know that homes that have the correct taxes, schools, sun exposure, and little things like that are more likely to be shown. So many listings just load the room count, the price and a couple of poor photos and as a result, no one goes to see them.
    5. Pay per click ads for your neighborhood. I will run an ad that displays when someone types in the name of your neighborhood. That ad then takes the user directly to the home on my site where of course, the photos, data and description are all correct and professional.

    The main idea for agents to always remember is to set yourself apart from other agents in the area.

    What ever you tell the client needs to be something they can relate to and find value in.
