		<description>Had a first time buyer who contacted me, got pre-approved before we met, lender sent me the pre-approval right away.  Had a deadline, which is the end of the month, which was when the DPA program expires.  Found a great buy, negotiated a price with the builder, then backed out 30 minutes before we were to sign the contract.  Sometimes, first time buyers can&#039;t just make that BIG leap! No matter how much they realize the advantages of home ownership.  Urgh!</description>

		<description>The majority of my clients are web based and yes, it is hard to define if the buyer will buy.  I have had buyers fly in paying 3 airline tickets twice and never did buy.  Yes, the were qualified and no, their home was not for sale because they were keeping it to lease.  The wife was expecting and they wanted a home before she delivered.  I even put them in touch with OBGYN!  Why didn&#039;t they buy?  I can&#039;t say.  They found several homes they fell in love with but not one offer ever came to the table.  They still have not moved.  Why would someone spend that much money and take their time to look at 6-8 homes each day for weeks and not buy?</description>
